<p>Columbine West Real Estate is not alone in this slowdown.&nbsp; Nationwide, consumers are nervous about the economy and long term forecasts.&nbsp; It didn&#39;t help when the Interest Rates increased from the abnormally low three&#39;s.&nbsp; Everyone was happy to lock in low rates, and many Sellers took advantage of the opportunity to upgrade or downsize.</p>

<p>Now, not many people are willing to sell their property if they don&#39;t have to.&nbsp;</p>

<p>We typically average 5 to 6 home sales per month, over the past five years.&nbsp; So far in 2024, we&#39;ve had 15 homes sold - a little behind what we would expect through the end of April.</p>

<p>There are a number of reasons for the decline in sales - higher interest rates than in years past, homeowners unsure of finding a replacement property, economic expectation in an election year.</p>

<p>The good news is that <strong><em>Columbine West Real Estate</em></strong> is showing healthy signs of being stabilized.&nbsp; Although home values are a little lower than they were at the height of the recent &quot;frenzy&quot;, they&#39;ve been holding fairly steady.</p>

<p>Another indicator of the &quot;blah&quot; of <em><strong>Columbine West Real Estate</strong></em> is that it&#39;s taking a little longer for homes to sell.&nbsp; Even with lack of inventory, Buyers can still be prudent in the buying process.&nbsp; Instead of selling in a weekend with multiple offers, Sellers are seeing more offers at List Price, and only a handful of offers.</p>

<p><u><strong>Littleton Real Estate</strong></u> is slower than normal, and <u><strong>Littleton Real Estate</strong></u> Values are holding their own.&nbsp; With the increase in Interest Rates, there have been fewer Sellers willing to sell and fewer Buyers wanting to buy.</p>

<p>As a result, <u><strong>Littleton Real Estate</strong></u> had fewer Sales in 2022 than the average of almost 2,400 homes per year.&nbsp; In 2023, <strong><u>Littleton Real Estate</u></strong> is on track to have fewer homes sold, down about 13% from normal.</p>

<p>Although the number of sales is down, our home Values in Littleton have pretty much held their ground.</p>

<p>The Average Sold Price for <strong><u>Littleton Real Estate</u></strong> is only down about 1.2% from last year&#39;s average.</p>

<p>There are still Buyers looking for properties.&nbsp; With the Limited Inventory, however, they&#39;re taking their time and have the luxury of being pickier with the property they choose.&nbsp; Average Days On Market have increased to almost a month.</p>

<p>The Great News is that <u><strong>Columbine West Real Estate</strong></u> is holding it&#39;s own, although there&#39;s a lot less action in the market.&nbsp; <strong><u>Columbine West Real Estate</u></strong> has historically averaged between six and seven sales per month.&nbsp; As you can see in the Graph below, through April 2023, we&#39;ve only had 13 Home Sales.&nbsp; This is about half of what we normally see.&nbsp; This is being driven by low inventory.&nbsp; There are Buyers that are willing and able to purchase, so the demand is there.</p>

<p>Although <strong><u>Littleton Real Estate</u></strong> has seen a decline of about four percent in the Average Sales Price, <strong><u>Columbine West Real Estate</u></strong> is holding its own and even shows a slight increase of just less than one percent.&nbsp; We&#39;re maintaining our home values, even in a slower market.&nbsp; If your home is priced right and in good condition, there&#39;s no doubt that it will sell.</p>

<p>Although the market isn&#39;t as crazy as it was in 2021 with all of the multiple offer scenarios, we&#39;re still getting enough offers for Sellers to secure a fair price.</p>

<p>With the temporary slowdown, properties for sale in <strong><u>Columbine West</u></strong> are taking longer to get Under Contract.&nbsp; Over the past 5 Years, <u><strong>Columbine West</strong></u> Listings have averaged 12 Days in the MLS.&nbsp; So far this year, Closed properties in <strong><u>Columbine West</u></strong> have averaged 41 Days.&nbsp; With the Spring Market just now coming alive, there are currently 7 Homes Under Contract (Pending).&nbsp; All of these properties averaged less than 5 Days in the MLS.&nbsp; NOW is a great time to sell your property in <u><strong>Columbine West</strong></u>!!</p>

<p>With high demand, homes in <strong><em>Columbine West</em></strong> are selling rapidly.&nbsp; If a property is priced right and in good condition, it will sell quickly.&nbsp; Gone are the days of waiting 3 to 4 weeks to sell a home.&nbsp; In 2021, it only took an average of 7 Days to sell a property in <em><strong>Columbine West</strong></em>.</p>

<p><strong><em>Columbine West</em></strong> continued to be a strong <em><strong>Real Estate</strong></em> market in 2018. Historically speaking, there are typically 6 or 7 homes sold every month in <strong><em>Columbine West</em></strong>. Although 2018 wasn&#39;t as strong as some previous years, the lack of available homes for sale probably played a role in the decline. At the moment, for instance, there is only one home that is &quot;Active&quot; in the REColorado MLS. That means that there is only a <em><strong>5 Day Supply</strong></em> of homes!</p>

<p>We are still in a very strong &quot;Seller&#39;s Market&quot;. A &quot;Balanced Market&quot; means that there are four to six months of Inventory. A &quot;Buyer&#39;s Market&quot; is when there are more than 6 months of Inventory, so Buyers have the ability to be a little pickier and Sellers have to make more concessions. This &quot;Seller&#39;s Market&quot; will continue through the next year or so, at least, according to many experts.</p>

<p>As evidence of our &quot;Seller&#39;s Market&quot; in <strong><em>Columbine West</em></strong>, homes are still selling very quickly. The average Days On Market (DOM) in the Denver Metro Area is around 30 Days. The historical average in the Denver Metro over the last 50 years has been 70 Days. In 2018, <em><strong>Columbine West</strong></em> saw the same 6 Days On Market as we&#39;ve seen over the past few years. If your property is priced right, it will sell quickly, and probably with multiple offers.</p>

My Sellers &quot;Net&quot; almost 103% of their List Price because we price their property correctly.</p>

<p>Incidentally, homes that were priced right sold more quickly in February, March and April in 2018. Since there&#39;s limited inventory before Spring, properties were gobbled up in less than two weeks in early 2018!!</p>

<p>Since the &quot;Seller&#39;s Market&quot; continues to be strong in <em><strong>Columbine West</strong></em>, you will not be surprised that our Property Values continue to rise. Did you get your new Tax Bill from Jefferson County, yet?? :-)</p>
